Successful Planning requires an understanding of the client's program, the site's topography, weather, and built context. It also requires guiding the efforts of several different professions towards project completion. Even small projects have a sizeable team that includes the owner, local officials, surveyors, civil and traffic engineers, and real estate professionals. Hans Roegele has had several projects that had a major planning component (see Design Consultancy and Affordable Housing). Featured below is an extraordinarily complex project.

Moroccan Resort

In 2004 a private bank began development of a large property on the Atlantic coast of Morocco, and requested Hart Howerton to provide project masterplan and planning services. The property was sited on the main coastal highway, in a watershed for the nearby hills, so parcels were developed on the hilltops to avoid disturbing the oueds and Argan trees.  Hans Roegele was project manager for several parcels; shown here is one parcel, which contained a mix of mid-priced units, with full concierge services and a boutique hotel. Under the leadership of Principal Jason Montgomery, it was designed as a hilltop medina, with a complex pattern of streets and underground parking to provide services and allow for a smaller pedestrian scale.
    Shown to the right is the parcel masterplan, and below it three diagrams that were developed to explain views, emergency vehicle access, and parking for vehicle types. At the bottom is a portion of an enlarged block plan. Hans Roegele worked with the French engineers and architects to ensure that the plans corresponded to acceptable technical standards and site conditions.
